How it works

We’ve made it a breeze to get started letting your property through Assured Properties and enjoying
guaranteed rent for at least three years. Here’s how it works.

STEP ONE

You choose the length of contract. We can manage your property for anywhere between a year and five years, or longer if you chose. We will agree a monthly rent and guarantee it, which means you can plan ahead with confidence. Once the agreement is signed we will become liable for your rent and effectively become your tenant, paying you income even if the property is empty. Often our landlords let us manage one property for a year and then continue to renew and expand so that ultimately we normally end up running everything for them.

STEP TWO

We will source a suitable tenant and deal with all the required paperwork and formalities. We arrange the move in date, complete a full itinerary and ensure the property meets all the required regulations before the tenant occupies it. We operate a strict checking system on our tenants and on the odd occasion where there are problems relating to a tenants behavior or payment we deal with those entirely.

STEP THREE

We will pay you a set rent every month whilst managing the tenancy. We will deal with any queries from the tenant and carry out general maintenance to the property. We will make repairs where appropriate (excluding those that are the landlords responsibilities as per Section 11, Landlord and Tenant Act 1985) and address any regulatory issues should they arise. In short your total involvement with the property during the period of our tenure will be in receiving the guaranteed rent on the same day each month without fail.

STEP FOUR

When the agreement comes to an end we will ensure the tenant vacates the property and it is handed back to you in the same condition as per the commencement of the agreement (excluding reasonable wear and tear).

The rent guarantee scheme for landlords involves you letting your property to Assured properties. We effectively become your tenant, and we guarantee your rent for an agreed period, usually 3-5 years. Your rent is paid monthly by standing order for the duration of the agreement, even if the property is untenanted.

 

Rent guarantee insurance is a type of landlord insurance provided by specialist insurers, covering landlords for rental income if tenants fail to pay. While some landlord insurance policies include this coverage, most require an additional premium.

Loss of rent cover is different. It insures landlords against rental income loss when a property cannot be let due to insured damage, such as fire or flood.

Neither of these is the same as guaranteed rent schemes for landlords. With rent guarantee insurance, you typically must wait until tenants are a month behind on payments, and coverage usually lasts up to 12 months with potential claims limits and excesses.

In contrast, a rent guarantee scheme for landlords provides a straightforward assurance that rent will be paid monthly by standing order for the entire agreement duration, even if the property is vacant.

For the duration of our agreement, we will cover day-to-day repairs as reported by the tenants or identified during our quarterly property inspections. This will include the likes of leaks, tripped electrics, lock malfunctions, general maintenance tasks and much more. External repairs, such as fencing and roofing, remain the responsibility of the landlord. 

 

Loss of rent cover is something different altogether. This type of insurance covers landlords in situations where a property cannot be let due to damage covered on a buildings insurance policy, such as fire or flood.

Neither of these policies are the same as guaranteed rent schemes for landlords. To claim on a rent guarantee insurance policy, you would usually have to wait until the tenants are behind on payments by a month, and then you will normally only be covered for up to 12 months.
